Senior Real Estate Development Project Manager

Mid- to Senior-Level

Job Description

• Assists the Development Director (DD) in coordinating all stages

of real estate development, including financial feasibility analyses,

pre-development, design, project financing,

construction, loan close-out, and transition to property

management for up to three (3) development projects at any given

time.

• Assists the DD in developing and managing relationships with

private lenders, federal, state, and local funders, government

agencies, community and neighborhood groups, development

partners, and industry professionals. Represents the organization

before government agencies, planning and zoning commissions, city

councils, and at other community meetings to garner

critical support and governmental approvals for projects.

• Researches and secures funding to support pre-development,

construction, and permanent financing phases of development, and

manages project budgets through all stages of

development.

• Works closely with the DD to conduct feasibility studies and

develop pro forma financial projections for new projects.

• Develops detailed financial analyses and budgets to support

project decision-making and execution.

• Assists in managing development team members, including

architects, engineers, contractors, legal counsel, and financial

consultants, ensuring progress is maintained through project

completion.

• Conducts regular site visits to identify potential construction

issues, coordinates with the appropriate parties, and ensures timely

documentation and resolution to maintain project

schedule and quality.

• Be able to read and interpret all engineering and architectural

drawings, legal documents and other technical documents.

• Prepares all project payment applications to government and

commercial lenders in coordination with the accounting

department.

• Collaborates with the property management department to

develop operating budgets and facilitates a seamless transition to

occupancy, ensuring the long-term viability of the property.

• Collaborates with the resident services department or partners to

prepare supportive service plans and to identify sources of

necessary funding.

• Participates in strategic planning and development of long-term

growth objectives for the organization.

• Maintains electronic and hardcopy project files, ensuring proper

documentation and preparing files for off-site storage at project

close-out.

• Performs other duties as assigned by the DD.

Requirements

Requires Master’s degree in Real Estate Development and Design
or related field and 24 months of experience in Project Manager,
Architect, or related occupations
Requires proficient knowledge of:
o Real Estate Development Finance
o Affordable Housing Finance
o Commercial Real Estate Feasibility Analysis
o Architectural Feasibility Study
o Sustainable Design & Construction
o Project Management
o Advance in Microsoft Excel
o Advance in Microsoft Office
o Proficient in Microsoft Project
